7 Signs Your Hardwood Floors Need Refinishing

Worn hardwood floor before refinishing

Hardwood floors give plenty of warning before they actually fail, if you know what to look for. Catching the signs early often means a quick, low-cost recoat instead of a full, expensive refinish. Here are seven signs to watch for.

1. Dull, lifeless finish

If your floors have lost their shine and no amount of cleaning brings it back, the protective finish is worn thin. This is the earliest and most common sign, and the easiest to fix with a recoat.

2. Visible scratches and scuffs in the finish

Light scratches that sit in the finish layer (not down in the wood) are a classic recoat candidate. Run your fingernail across one, if you do not feel a deep groove, a recoat will likely erase it.

3. Worn traffic lanes

Pathways through hallways, in front of the sink, or between rooms that look noticeably duller or grayer than the surrounding floor mean the finish has worn through in those areas. Address it before the bare wood is exposed.

4. Water marks or light staining

White or cloudy marks usually sit in the finish and often come out with refinishing. Dark black stains, however, mean water has penetrated the wood itself and may need spot repair first.

5. Cloudy haze or sticky buildup

A milky film or tacky feel is usually old store-bought polish (think Mop & Glo or Quick Shine) that has built up over the years. This needs proper wax and product removal before any new finish goes down.

6. Gray or weathered-looking boards

Gray wood is a warning sign: the finish has worn completely through and the bare wood is now oxidizing. Act quickly, if it progresses to black, the damage may be permanent and require board replacement.

7. It has simply been a long time

If you cannot remember the last time your floors were refinished, or you just moved into an older home, a professional assessment is worth it. Floors hidden under carpet for decades are often in great shape and just need a clean and recoat.
