Can Engineered Wood Floors Be Refinished?

Engineered hardwood has a thin real-wood wear layer that aggressive sanding can ruin. Here is how to refresh it safely without sanding through.

Engineered hardwood floor refinished to a golden tone

Engineered hardwood is everywhere in newer Delaware homes, and the most common question we get about it is simple: can engineered wood floors be refinished? The short answer is yes, but the right method matters more than with solid wood.

How engineered hardwood is built

Engineered flooring is a thin layer of real hardwood (the "wear layer") bonded over a stable plywood or HDF core. That top layer is genuine wood, which is why it looks and feels like solid hardwood. The catch is thickness: wear layers commonly range from about 0.6mm to 4mm. Solid wood is the same species all the way down; engineered wood is not.

The problem with sanding engineered floors

Traditional refinishing grinds the surface down to bare wood. On a thin engineered wear layer, that is risky, aggressive sanding can cut straight through the real wood and expose the core beneath, which cannot be repaired. Many engineered floors can only survive one light sanding, if any at all.

Why sandless refinishing is ideal for engineered wood

This is exactly where surface prep and recoat shines. Instead of removing wood, we lightly prepare the existing finish and bond a fresh protective coat on top. Nothing is ground away, so there is no risk of cutting through the wear layer. You get a renewed, even, protected surface while keeping every millimeter of your real-wood layer intact.

  • No risk of sanding through the veneer
  • Refreshes worn traffic lanes, hallways, and stairs
  • Restores even sheen and clarity
  • One-day, dust-free process

When engineered floors need more

If an engineered floor has deep gouges into the core, delamination, water swelling, or peeling planks, refinishing will not fix the underlying damage, and individual board replacement may be the better route. We will tell you honestly during the assessment if that is the case.
